Quick and accurate title deed plans can be prepared. Registration of title is to computerise all land and property sales for future reference. This is currently being phased in across the country but is compulsory in some areas. To check whether it is compulsory in your area please check with your local council or ask Davidson Property Services to help you check. It is essential that this plan is very accurate because it shows the register what you is yours, this is the future land record when you come to sell. It is imperative therefore that a detailed site inspection and measurement survey be undertaken to compare with the Ordnance Survey maps. It has been found that the majority require adjustment or amendments to the title documents. Cutting corners at this stage may affect the future saleability and value of your property. Architectural Drawings & Services
We will happily meet with you at your property, office or site to advise on the feasibility of any project. We can prepare plans from the initial sketch and concept right up to the final working drawings stages including all the relevant applications and approvals from the local authority. This includes completion of all forms and paperwork necessary to complete the application.

These plans offer a view of your home in colour and can be framed in sizes of up to A1.
Licensed Property Plans
Were you aware that as the tenant or owner of a licensed property you will have to, before the end of the “cross over period” September 2009 submit a full set of plans with your new license application?
This is all new and has been set up by the UK Government to ensure that licensed premises are suitable premises from which to sell alcoholic products. The new act applies to the following categories.
Bars/Public Houses (On License)
Nightclubs (On License)
Retail units which sell alcohol (Off License)
Post Offices which sell alcohol (Off License)
Any fixed premise which sells alcohol (on or off license)
Each Local Authority have set down guidelines which must be adhered to before a license will be allowed. As the Local Authorities have set their own guidelines then these differ slightly from area to area but they key points are as follows
7 sets of plan drawings (must be to scale)
Areas of fixed seating must be shown
Alcohol display area must be shown
Fire escapes must be shown
Fire equipment must be shown, this includes alarms, sounders, bells, break glass units
This is not a full list of requirements but is a list of the major points for the majority of local authorities.
This is not something that should be taken lightly, failure to act within the timescale WILL result in loss of license

Estate Agency and Services
Davidson Property Services estate agency was born due to a gap in the property sector where it was felt that smaller companies, in particular solicitors, were missing out on the residential estate agency market. To help them get a stronger foothold, using DPS, they would be able to tap into the wealth of knowledge and experience of an expert for only a nominal cost, this is often passed on to the client as part of the fee.
In the late 70’s Ian introduced the concept of a “property shop” to the market and it is now harder, in our strong hold Dundee, Angus & Perthshire areas, to find a solicitor/estate agent without one.
Ian’s CV includes 17 years at one of the largest firms of solicitors in Tayside where in his time there he set up the first of the “property shops”. This has been taken a further step forward with solicitors property centres now selling and marketing over 95% of properties in the area.
Ian was also heavily involved in the consultation process which led to the Property Misdescriptions Act being introduced. The primary reason being to help buyers avoid the, often misleading, descriptions of properties being sold or marketed.
We can perform Commercial EPC’s in Scotland and England and one of the business owners will always attend site to carry out the survey. We do not use data collectors and you always get a qualified Energy Surveyor starting and completing the task.
Some of our more forward thinking clients also tie the Commercial EPC into an Energy Audit.

EPC’s for rental properties, Feed In Tariff Qualification and Energy Audit are the main areas we cover in the residential EPC markets. Many of our clients then use our services and allow us to help complete paperwork for Grant Applications, RHI Funding and Green Homes Scheme. Our landlords and lettings Agents also use us to apply for Grants to improve their boilers and lighting, along with insulation. They now also benefit from Grants for Domestic White Goods which again for a small additional fee we can complete the paperwork for.
SBEM (Simplified Building Energy Model) is the method Building Control use to assess whether a new build commercial or proposed new build commercial meets the current building regulations. We can complete a simple Sbem calculation to see if your building meets the standard or in addition to this we can carry out a building services design programme in order to ensure your building meets the requirements.
We can carry out both uncertified SAP calculations or certified SAP calculations depending on your requirements. This service is currently only available to our Scottish clients.

Energy Efficiency Grants Advice
In addition to completing your EPC we can also provide information on Grants available for the improvements your Home or Business might benefit from most. This can include heating products, insulation, renewable technology and a range of other products.
RHI & FIT Advice
We can recommend which improvements to make to your home to make it more energy efficient and to maximise the potentials of RHI (Renewable Heat Incentive) or FIT’s (Feed In Tariffs).
Our Energy Audit service goes much further than a simple EPC and is primarily designed for Home Owners and Tenants who wish to reduce their consumption and bills as much as possible. We look in far greater depth than simple building improvements and consider items such as lifestyle, heating and hot water controls, domestic goods and a range of other products and advice to reduce your bills. We can also help advise of the best tariffs from a range of energy suppliers based on your own personal needs and circumstances.
Generally we can help reduce bills by around 20% – 30% (depending on construction and current supplier)
